How much will it cost to sell my property?

The costs associated in selling your property are:

Legal fees- This fee will be dependent on which solicitor you choose. We can arrange the conveyancing for you.

OHL Commission Fee- Our commission is only payable once we sell your property and the contracts are signed.

Energy Performance Certificate -This is a legal requirement to have an EPC before we can commence marketing your property. An EPC measures the Energy Efficiency of your property and is valid for 10 years. We can arrange this for you with one of our vetted contractors.

Do I have to pay Capital Gains Tax?

If the property you are selling is your main residence, then you will not be accountable for paying Capital Gains Tax however if you are selling a property that is not your main residence then it is highly probable you will be liable to pay Capital gains tax.

What are Title Deeds and where can I find my Title Deeds?

Your Title Deeds are the proof of ownership of the property and they are normally detained with your bank if you have a mortgage

You do not need to be present for the viewings also people tend to feel more open and comfortable with our experts when the owner is not there. We offer a secure key holding service so we are able to access the property for viewings with ease and of course all viewings are attended.

If I accept an offer, will I still have viewings on my property?

This will be contingent on the circumstances and conditions of the offer that you have accepted.
